Law 164/2025 applies only to the tenancies described in Article 1. For a residential calculation, select the category only from the governor’s published decision. If the category is unknown, do not estimate it from the address.
Frequently asked questions
Which tenancies can use this calculator?
Only residential premises and premises rented to natural persons for non-residential use when the tenancy is governed by Laws 49/1977 or 136/1981 and falls within Law 164/2025. The calculator cannot determine eligibility.
How is the residential base rent calculated?
Distinguished areas use 20 times the last lawful rent with a 1,000 EGP minimum. Middle areas use 10 times with a 400 EGP minimum. Economic areas use 10 times with a 250 EGP minimum.
How are non-residential premises calculated?
For premises rented to a natural person for non-residential use, Article 5 sets the new base at five times the lawful rent.
When does the annual 15% increase happen?
The calculator applies each completed anniversary of the first adjusted monthly payment date. A 1 September 2026 increase follows when that first payment was due on 1 September 2025; it is not a universal date written into the law.
What is the temporary 250 EGP field?
Article 4 provided a temporary residential payment while the governorate classification was pending. Enter only consecutive months actually paid at 250 EGP; the difference instalment shown is an arithmetic illustration, not a legal payment schedule.
